Adjacent to the 6th Street central business district and along the prominent Beacon Street, this project addresses the need for more density in an extremely underdeveloped neighborhood in the South Bay of Los Angeles. The views both into and out of the site are enhanced by being at an elevated point overlooking Harbor Boulevard. Located within a CRA Specific Plan Area (San Pedro) and just outside the edge of the Vinegar Hill historic preservation overlay zone, the ground level of the project activates the street edge by placing walk-up residential units around the entire perimeter of the blocks bounded by Palos Verdes Street, 9th and 10th Streets and Beacon Street. These units also serve to provide a residential "wrapper" around the above grade parking levels. The corner of Beacon and 9th is anchored by a series of retail spaces totaling approximately 3,500 square feet with the residential tower lobby located mid-block along Beacon.
Views are of utmost importance. The tower has been oriented along a north-south axis so that all units have both city and harbor/ocean views. Throughout the tower, sky-gardens create destination outdoor spaces for those living higher up and create common space for residents. There are a total of 228 units both within the lower podium and tower in a total of 22 floors. Units range in size from 1,000 - 1,400 square feet for the typical tower floors and 1,800 - 2,400 square feet for penthouse duplex units. A series of three story courtyard townhomes with garden views are located atop the western edge of the podium. Related amenities include a swimming pool and pool-house/multipurpose room, fire pit/lounge, community gardens, dog walk park and fitness center.
